Torgan <br /> noted that the EC zoning designation, given to commercial <br /> establishments outside of nodes and in existence prior to <br /> zoning, created only broad restrictions on what could not be <br /> done with the property. <br /> Johnson asked that an inventory of parcels in the Township <br /> currently zoned commercial be prepared for the TAC. <br /> Malkey asked how a Water Quality Critical Area designation <br /> would affect land being subdivided. Torgan replied that lot . <br /> sizes had to be a minimum of 80,000 square feet. <br /> Additionally, the Zoning Ordinance places limits on <br /> impervious surfaces and requires a certain portion of land be <br /> left undisturbed. <br /> Heizer expressed concern over the amount of land classified <br /> as Resource Protection Area. The problem was not with the <br /> nature of the land, but that the County might to acquire <br /> all the Resource Protection Areas for public greenways. <br /> Gustaveson said it was important to have greenways but the <br /> County would first have to address the question of closed <br /> access easements primarily for wildlife protection versus <br /> open access greenways for public use. <br /> Torgan noted these questions were to be addressed by the <br /> County Recreation and Parks Plan. The Plan was to go to <br /> Public Hearing on 23 November 1987, and this was the best <br /> time to express concerns of the greenway system. <br /> Gustaveson moved that the TAC endorse the staff <br /> recommendation as presented. Patterson seconded. The motion <br /> passed unanimously. <br /> Torgan noted that the 8 December 1987 Joint Planning Public <br /> Hearing had been eliminated by the new Joint Planning <br /> Agreement. He would let the TAC and other interested parties <br /> know of the new date as soon as it was available. <br /> 3.
