What effect, if any, do you think the Rural Buffer will <br /> have on the remainder of Bingham Township? <br /> Two-thirds of the questionnaires had some sort of <br /> comment on the Rural Buffer, with a slight majority fearing <br /> negative effects. Two negative effects, in particular were <br /> raised. The one raised most often, by far, was concerns about <br /> leapfrog development, raised by almost 40% of those <br /> responding to the question. Concerns about reducing the <br /> availability of affordable housing was raised by another 18%. <br /> Another 6% weren't sure if it would have a negative effect <br /> but supported the larger lot sizes in the Buffer for the sake <br /> of water quality. <br /> Of the respondents, about 10% favored extending larger <br /> lot size requirements over a greater portion of the Township. <br /> 6. What three things do you like best about Bingham Township? <br /> There were three things that appeared, in one manner or <br /> another, on virtually all the questionnaires; the rural <br /> atmosphere and environment, the people, and the Township's <br /> location relative to Chapel Hill and other parts of the <br /> Triangle. Only two other responses were mentioned on more <br /> than one questionnaire, privacy and open space. <br /> 8. Comments on Township policy statements <br /> About one-half of the questionnaires returned had some <br /> comments regarding the policy statements. The majority agreed <br /> with them, especially the statement that reads "The <br /> agricultural and rural residential character of the Township <br /> should be maintained. " 16% of the respondents, though, <br /> thought that the guidelines left too much room for' <br /> development, while 8% thought that in general they were too <br /> restrictive. <br /> 12% of the respondents suggested adding a policy <br /> guideline thought spoke to protection of groundwater and/or <br /> watersheds that are not part of a public drinking water <br /> supply. The concern is that protection of University Lake and <br /> Cane Creek comes at the expense of Collins Creek and lower <br /> Cane Creek. <br />
