The resulting analysis creates the basis for the <br /> classification of land in Bingham Township. <br /> Distribution of Land Use Plan Categories <br /> Land in Bingham Township has been classified according <br /> to the public policies expressed in the Plan, the <br /> allocation guidelines, and the effects of growth on the <br /> Township. <br /> AGRICULTURAL AREAS: This is the predominant classification <br /> in the Township. It refers to land assessed for farm use <br /> under County provisions allowing for use value taxation <br /> and for active farm and forestry land not enrolled in the <br /> program. While lands in this category are distributed <br /> township-wide, the bulk is in the western and southern parts <br /> of the Township. <br /> RURAL BUFFER: The purpose of this classification is to <br /> designate land adjacent to the urbanizing area of Chapel <br /> Hill and Carrboro that should remain rural in character and <br /> not require urban services. This classification encompasses <br /> the New Hope Creek and University Lake drainage basins. <br /> AGRICULTURAL RESIDENTIAL: While limited low density <br /> residential development occurs in land categorized as <br /> agricultural residential, the prevailing land use is <br /> agricultural. Land in this category is fairly evenly <br /> distributed throughout the western two-thirds of the <br /> Township. <br /> RURAL RESIDENTIAL: This category of land refers to areas <br /> which have characteristics that make it suitable for rural, <br /> non-farm residential development. The major portion of this <br /> category is bounded by the Cane Creek watershed on the <br /> north, the University Lake watershed on the east, Orange <br /> Grove Road (north of NC54) and White Cross Road (south of <br /> NC54) on the west, to a point about one-half mile south of <br /> NC54.
