Article 7: Subdivision <br /> Section 7.12: Flexible Developmen's <br /> A POSA is a traversable corridor at least 50 fe= wide, <br /> undeveloped except for pedestrian recreatio► amenities, <br /> and in common ownership. <br /> POSAs are not required to ha - constructed <br /> walking paths, but they mus se reasonably <br /> passable on foot. <br /> ii. The final composition a POSA shall be <br /> evaluated on the int- t of the overall access <br /> plan in the subdiv. ion. <br /> iii. If the POSAs •.nnect active or low impact <br /> recreation . -as, or if the POSAs are identified <br /> as a recr=.tion amenity, then a constructed path <br /> can be 'equired as a part of the approval <br /> prow s. <br /> iv. L dscaping to ensure compatibility with the <br /> atural and scenic goals of open space shall <br /> also be evaluated. <br /> v POSAs shall not be used to connect significant <br /> habitat and wildlife open-space sections. <br /> Wildlife corridors are for this purpose. <br /> vi. A POSAs shall be connected to other types of <br /> op-I space. <br /> vii. In a Fl- ible Development subdivision, all <br /> existing ..cess ways shall, if practicable, be <br /> connected I'to a single system. <br /> viii. Flexible Subdi ions shall also have at least <br /> one POSA and, en practicable, connect to at <br /> least one outside es;e of the subdivided <br /> property, in order to p -serve the ability to <br /> connect the POSA with .ture, adjacent projects. <br /> ix. POSAs may be used to sate- up to 5% of the <br /> 33% open space requirement .r flexible <br /> development (for example, in a bdivision <br /> containing 100 acres of total land . ea, up to <br /> 1.65 acres of the total POSA in the s 'division <br /> would count towards meeting the 33% 3-acre) <br /> open space requirement). <br /> h. Roadside Buffers <br /> Areas buffering public roads, when they are at least 75 <br /> feet in width, measured in one direction from the nearest <br /> edge of the right-of-way may be considered Secondary <br /> Conservation Open Space Areas. <br /> Roadside buffers must be composed of <br /> undisturbed natural vegetation or of enhanced <br /> vegetation if enhanced vegetation is installed as <br /> a condition of the approval. <br /> Greenbelt Linkages <br /> Areas that can be used as part of a connected greenbelt <br /> path, within an approved County Greenbelt program. <br /> (d) Size and Shape <br /> Orange County, North Carolina—Unified Development Ordinance Page 7-47 <br />
