Article 7: Subdivisio m <br /> Section 7.12: Flexible Developments <br /> (i) Expansion areas may not be, in turn, expanded under this <br /> provision, <br /> (ii) Expansion areas may not be selected as Primary Conservation <br /> Open Space Area unless all site areas meeting any other <br /> Primary Conservation Open Space Area definition have already <br /> been selected as open space, and <br /> (iii) Expansion areas must be in the same natural state as the <br /> Primary Conservation Open Space Area that is being expanded. <br /> (2) Secondary Open Space Areas <br /> (a) If there is not enough Primary Conservation Open Space Area acreage <br /> on--site to meet the mandatory open space requirement,and if <br /> there are no off-site Primary Conservation Open Space Areas areas <br /> proposed, then Secondary Conservation Open Space Areas shall be <br /> used to complete the requirement,..- <br /> (b) Secondary Conservation Open Space Areas have fewer restrictions-; <br /> with regard to location, mallow more flexibility to improve overall <br /> open space design,.and have more active uses.purpese- These areas, <br /> unless specified otherwise, receive full credit toward meeting the <br /> minimum open space requirement of Flexible Developments. <br /> (c) Secondary Conservation Open Space Areas may be proposed for the <br /> following attributes: <br /> (i) Access <br /> a. An area may be chosen as a Secondary mien <br /> Open Space Area because of its benefit in providing <br /> open space access to residential lots in accordance with <br /> regulations listed in-7.12.47.13.3(D). <br /> b. Access areas shall also include desired compositional, <br /> size and shape attributes, as listed in this subsection (2). <br /> (ii) Composition <br /> Sites chosen for Secondary Conservation Open Space Areas <br /> must have one or more of the following characteristics or uses: <br /> a. Woodlands <br /> Including forestland for the planting and prod - ion of <br /> trees and timber, where management pr.- ices such as <br /> selective timber harvesting and wild - enhancement are <br /> employed. Such woodlands m. onsist of hardwood, <br /> pine, and/or mixed pine-h. : ood forests identified as <br /> part of: <br /> LAND satellite data collected and analyzed <br /> u•.-r the Albemarle-Pamlico Estuarine Study; <br /> ii. site analysis conducted by a registered <br /> en..Beer, land surveyor, landscape architect, <br /> archite .r land planner using aerial <br /> photograph - d/or satellite imagery; <br /> iii. A required environ - tal assessment or <br /> environmental impact s ..-ment; and/or <br /> iv. An independent site study con.. ted by a <br /> trained botanist and/or forester. <br /> b.
