Article 7: Subdivisi9in <br /> Section 7.4: Improvements and Performance Guarantees <br /> SECTION 7.4: IMPROVEMENTS AND PERFORMANCE GUARANTEES <br /> 7.4.1 Generally <br /> (A) Improvements prop.°_• by the subdivider o e uired by this Ordinance, shall be <br /> constructed in accordance • e s --'lards and requirements provided in this <br /> Ordinance. <br /> (B) In those instances --re said improvements are :• ired to be constructed subsequent <br /> to the appr• . of the Final Plat, plans and specifications aid improvements shall be <br /> appr•. -• by the appropriate agency and reference to said impro■-••-nts shall be made <br /> 'part of the Final Plat. <br /> .-.2 Improvements Required <br /> (A) Subdividers are responsible for the construction, installation, and maintenance of <br /> required improvements in accordance with the standards in this Ordinance in addition to <br /> any applicable federal, state, or county standards to include, but not be limited to, the <br /> following: <br /> (1) All roads within the subdivision and improvements to existing roads required for <br /> safe and adequate access to the subdivision; <br /> (2) Road signs; <br /> (3) Water supply and wastewater systems, other than individual wells and septic <br /> tanks; <br /> (4) Drainage facilities and easements; <br /> (5) Stormwater management devices; <br /> (6) Erosion and sedimentation control devices; <br /> (7) Low-impact (passive) and active recreation amenities; <br /> (8) Fire suppression management facilities; <br /> (9) Common Open pace, RFecreation or Landscape management improvements, <br /> areas, and facilities; and18 <br /> (10) Any other on- or off-site improvements required by this Ordinance or required at <br /> the time of preliminary plat approval. <br /> (B) If the subdivider records a plat for only a portion of the subdivision for which a preliminary <br /> plat was approved, the improvements required to be constructed, installed, and <br /> maintained in accordance with said recorded plat shall be those improvements that the <br /> Planning Director deems necessary to serve the lots shown on the recorded plat. <br /> 7.-.
