Map <br />PURPOSE: To receive public comment on a proposal to amend the Joint Planning Area (JPA) <br />Zoning Atlas to change the zoning of a 5.96 acre site on the south side of Eubanks Road <br />between the Orange County landfill and Millhouse Road from Residential-1 (R-1) to Office - <br />Institutional-1- Conditional (01-1-C). <br />BACKGROUND: The Town of Chapel Hill has received an application from Orange County for <br />a Zoning Atlas Amendment to rezone 5.96 acres of land on the south side of Eubanks Road <br />between the Orange County Landfill and Millhouse Road. The property is currently located <br />within the Residential-1 (R-1) zoning district and is identified as being all or a portion of Orange <br />County Parcel Identifier Number 9870774584. Accompanying the Zoning Atlas Amendment <br />was a Special Use Permit application. <br />The applicant has requested that the site be rezoned from Residential-1 (R-1) to the Office <br />Institutional -1- Conditional (01-1-C) zoning distri6t. The existing Residential-1 zoning district <br />allows a Public Service facility but has a maximum floor area ratio of 0.076. The proposed <br />zoning district, Office Institutional -1- Conditional (01-1-C), allows a maximum floor area ratio of <br />0.264. <br />The "conditional" designation means that, if the rezoning is approved, no development may <br />occur on the property unless the Chapel Hill Town Council approves a Special Use Permit.
