The area consists of <br /> 744 acres, distributed among the principal land use <br /> categories in the schematic plan as follows: <br /> Primary Development Area <br /> Primary 1 215 Acres <br /> Primary II 115 Acres <br /> Secondary Development Area 106 Acres <br /> Open Space Area 216 Acres <br /> Rights-of-Way 92 Acres <br /> Askapillowlqui <br /> The district is characterized by widely scattered <br /> single-family residential development, consisting of <br /> d low-density subdivisions and a mobile home park. The floodplain and the steep slopes bordering <br /> Cates Creek and its tributaries allow a Primary I <br /> Development Area to be located adjacent to Cornwallis <br /> Hills, a moderate-density subdivision with densities of <br /> three dwelling units per acre. <br /> Because this "natural buffer" may not be sufficient to <br /> eliminate land use impacts such as noise, site plans must <br /> include mitigation devices forthis purpose.
