Recommend policies that support future desired state of growth areas <br /> 5 • Areas expecting a higher intensity of growth over the next 5 years are G-1, G-2 & G- <br /> 6 3 (1 being highest) <br /> 7 • Areas expecting a lower intensity of growth is G-4 <br /> 8 • Conservation areas have high natural resource value, intermixed within all growth <br /> 9 area categories <br /> 10 <br /> 11 Areas <br /> 12 <br /> 13 Primary Growth Strategy Areas G-2 <br /> 14 • Areas with prime access to most existing infrastructure & services <br /> 15 • Additional infrastructure may be needed to utilize these areas <br /> 16 o Adopt policies to fund infrastructure in the development process <br /> 17 • Suitable development should be encouraged over the next 5 years <br /> 18 • Two (2) locations identified in G-2 category <br /> 19 <br /> 20 Primary Growth Strategy Area G-3 <br /> 21 • Areas with prime access to some existing City infrastructure & services <br /> 22 • Additional infrastructure may be needed to utilize these areas <br /> 23 o Adopt policies to fund infrastructure in the development process <br /> 24 • Suitable development should be encouraged over the next 5 years <br /> 25 • One (1) location identified in G-3 category <br /> 26 <br /> 27 Secondary Growth Strategy Area G-4 <br /> 28 • Areas with access or potential access to City infrastructure & services or that are already <br /> 29 developed <br /> 30 • Suitable development sites should be moderately encouraged for mid- to long-range <br /> 31 development over the next 5 to 10 years <br /> 32 • Cost of new infrastructure & services should be strongly considered before approving <br /> 33 large scale development, redevelopment or rezoning <br /> 34 • G-4 or secondary growth areas make up the balance of Mebane's study area, once the <br /> 35 G-1, G-2, G-3 and Conservation Corridors are removed <br /> 36 <br /> 37 Conservation Areas & Corridors <br /> 38 • Areas highly encouraged to remain in a natural state, open space, recreation, <br /> 39 greenways or very low-density, rural uses over the next 15 years <br /> 40 • Cluster residential development should be strongly encouraged or required within <br /> 41 Conservation Areas <br /> 42 • Non-residential development should be encouraged in other locations <br /> 43 • Also includes conservation areas along creeks, streams and rivers, and within areas <br /> 44 containing floodplains, steep slopes, and/or severe soil limitations <br /> 45 • Property owners should be encouraged to locate new land development outside of <br /> 46 conservation areas and corridors as much as possible <br /> 47 • Development credits should be provided for additional contiguous conservation areas <br /> 48 protected <br /> 49 <br />
