A sewer force <br /> main exists along US70 Bypass, adding important <br /> infrastructure necessary for more intensive development. <br /> REFERENCE: HB-4 (Harmon Young) <br /> LOCATION: Interstate 85 and NC86 <br /> PLAN CATEGORY: Commercial-Industrial Transition <br /> This node, focused on the intersection of an Interstate and <br /> an arterial road, contains a number of existing commercial <br /> and industrial uses. A satellite to this node exists farther <br /> south on NC86, separated from the rest of the node by a <br /> medium density residential neighborhood. There are no major <br /> environmental constraints to hinder more intensive <br /> development in the main portion of the node. With the <br /> possible exception of the area immediately to the south of <br /> the intersection of Old NC10 and NC86, there would be no <br /> disruption of areas with a residential character. Additional <br /> development in the satellite should be restricted to avoid <br /> adverse impacts on Duke Forest and neighboring residential <br /> communities. Although the ability of NC86 to handle <br /> additional traffic may hinder some development, the <br /> existence of sewer service and the road system within the <br /> node make it a good site for new commercial and industrial <br /> development. <br /> • <br /> 3.9-18 <br />
