Economic <br /> development activity related to Treyburn will in turn create <br /> its own demands for new housing, and could further stimulate <br /> construction activity. <br /> Treyburn and other large Durham developments could have a <br /> significant impact on more than just the Township's housing <br /> stock. St. Mary's Road provides direct access in and out of <br /> Treyburn while Cole Mill Road provides direct access into <br /> west Durham. Treyburn would reinforce the already strong <br /> commuting patterns linking the eastern part of the Township <br /> with Durham and traffic on northern and eastern sections of <br /> the Township's road system could increase significantly. Five <br /> hundred fifty new homes could generate 5,500 trips daily <br /> along Township roads, with 345 vehicles traveling to or from <br /> work during the peak rush hour. <br /> Manufactured housing is a more integral part of the housing <br /> stock in Eno Township than perhaps any other township in the <br /> County, represented 44% of the entire township stock. Eno <br /> Township accounted for only about 10% of the County's <br /> population increase outside of Chapel Hill and Carrboro from <br /> 1980 to 1987. Yet, the Township accounted for 18% of the <br /> 3,571 building permits issued for mobile homes during that <br /> time. Of those permits, 56% were for replacement units. <br /> Of even more significance is the disproportionate amount of <br /> mobile home park spaces in Eno Township relative to the rest <br /> of the County. Fully one-third of the 2,987 mobile home park <br /> spaces in Orange County outside the municipal <br /> extraterritorial jurisdictions are in Eno Township. Many of <br /> these spaces are in parks of high density, reaching in some <br /> instance of over six units per acre, which are served by <br /> private or community wells and septic systems. Given the <br /> generally poor nature of Eno Township soils for septic <br /> suitability, the potential for widespread contamination of <br /> private water supplies exists ands could eventually require <br /> emergency extensions of public services from neighboring <br /> municipalities. <br /> 3.10-10 <br /> 11 I <br />
