E 111.c <br /> • <br /> . 237 <br /> ORANGE COUNTY PLANNING STAFF RECOMMENDATIONS WITH THE TOWN <br /> OF HILLSBOROUGH' S PLANNING DIRECTOR ' S REASONINGS REGARDING <br /> THE ADDITIONAL BUFFER STANDARDS ALONG THE INTERSTATE HIGHWAYS : <br /> :COMMENDATION: The Planning Staff has reviewed the proposed amendments and <br /> • <br /> draft regulations and recommends the following revisions: <br /> To the proposed Zoning Ordinance amendment - <br /> (1) Clarify the language of the amendment in order to <br /> describe more accurately where the requirements will <br /> apply. <br /> dILLSBOROUGH: Addressed in 'the 1st paragraph of 7 . 2 . b. <br /> (2) Specify that site clearing, constructions and signs are • <br /> not permitted in the 50-foot buffer adjacent to the <br /> • rights-of-way of the interstate. <br /> :IILLSBOROUGH: Addressed in the 2nd paragraph, 6th & 7th lines <br /> • <br /> (3) Define. the 100-foot "buffer" as a building setback. <br /> Under the Hillsborough Zoning Ordinances this would <br /> also prohibit signs within the 100-foot buffer. <br /> HILLSBOROUGH: Rather than define as building setback, our revision <br /> prohibits signs and buildings in the 100 foot buffer. - <br /> Hillsborough cannot define this as a building setback <br /> as the existing 'ordinance does not allow parking in <br /> a setback area (although that requirement can be <br /> reduced by the Board of Adjustment) <br /> (4) In the definition of Building Height Above Benchmark, <br /> refer to the centerline elevation of the roadway as the <br /> benchmark , and not "the right-of-way" . <br /> 1ILLSBOROUGH: Addressed in Definition section <br /> • <br /> (5) Determine a limit on Iota;I. building height. <br /> 4ILL.S.B.GROUGIL: <br /> maximum building height allowed in any zoning category <br /> is 65 feet. We trust that is sufficient. <br /> • <br />
