. . ..„ <br /> Lxcerpz rrom arart Subdivision Regulations <br /> • 225 <br /> 4 <br /> d) Buffer Reouirements <br /> Buffers shall be required to separate a proposed subdivision froM------ <br /> adjacenstreets and different land uses or zoning designa- <br /> tions in order to protect, preserve and promote the visual appeal, <br /> character and value of the proposed subdivision and/or surrounding <br /> property; to provide for the separation of spaces and provide for <br /> a sense of privacy; to promote the public health, safety and <br /> welfare through minimizing potential nuisances such as the trans- <br /> . mission of noise, odor, dust, litter and glare of lights; and to <br /> provide screening between incompatible land uses. <br /> Except as otherwise specifically provided in fnis Ordinance, the <br /> type of buffer required between a proposed subdivision and adjacent <br /> streets, land uses or zoning designations shall be as specified in • <br /> . Article 4.B.B.d.3 of this Ordinance. <br /> • • <br /> • <br /> 1. Location and Use of Buffers <br /> • <br /> Required buffers shall be located along the interior or street <br /> lot lines nearest the adjacent streets,' land uses and/or zoning <br /> designations. Buffers shall not be located on any portion of an <br /> existing or proposed street right-of-way or utility easement. <br /> • No building shall be erected, constructed or installed in a <br /> • required buffer area. <br /> *PP Ilw-girrrecs art- ;ft-c.1,,dr.e as <br /> • 2. Designation of Buffers •• <br /> • <br /> A required buffer shall be designated as a part of platted lots <br /> and shall have the following restriction lettered on the face of <br /> • both the preliminary and final plats of the subdivision: <br /> • "Land Use Buffer: The use and maintenance of this buffer <br /> and the building of structures thereon is restricted pur- <br /> suant to Article 4.B.B.d of the bun of Billsborough <br /> • <br /> Subdivision Regulations. - <br /> • The nature of the street, land use and/or zoning designation ad- <br /> joining the subdivision .and/or the required buffer shall also be <br /> noted on the plat. <br /> . _ <br /> - - • <br /> 3. Schedule of Reouired Buffers <br /> „ •-• <br /> The type of buffer required between a proposed subdivision and <br /> adjacent-streets, land-uses and-J-6r zoning designations shill-be <br /> :• • as specified in the following table. The type of buffer required <br /> ••• is determined by the existing and/or proposed principle use(s) in <br /> • <br /> the subdivision for which approval is reauested. To determine .-- <br /> which type of buffer is required adjacent to an existing and/or • <br /> proposed principle use(s) in the subdivision, then identify the <br /> adjacent existing and/or proposed land uses.
