• 1.,4. • TO::4- 77173,17)1 <br /> ,• <br /> • fut. <br /> • am. 32.— <br /> arrboro <br /> COrrhArr, Carv.-ta r.5^:" <br /> .c.r?. :■42.$1;.21 <br /> 17":7 <br /> NC . <br /> Emily Crudup April 29 1988 <br /> Orange County Planning Department <br /> Hillsborough, NC • <br /> Re: Courtesy Review - Oakcrest Subdivision <br /> Dear Emily <br /> Carrboro Staff has completed the review of this subdivision, and offer. <br /> the following comments/recommendations: <br /> Under the Carrboro Land Use Ordinance the following items would be <br /> required on the plans: <br /> - A semi-opaque screen would be needed between the adjacent recreational <br /> area and the single family lots. <br /> - The Carrboro stream buffer area would be calculated with the <br /> following manner: 100 year floodplain boundary + 50 ft. + a distance <br /> . equal to 4 .x slope% x 100. <br /> - Our street specifications would require a 50 ft. right-of-way with 20 <br /> ft. of paving on the three cul-de-sacs and 60 ft. right-of-way with 26 <br /> ft. of paving for the entire length of Booth Rd. and Oak Crest Dr. <br /> - Sidewalks would be required on Booth Rd. and Oak Crest Dr. <br /> - Impervious surface limitations and density requirements could differ <br /> under our development standards in watershed areas. Please find attached <br /> a copy of the applicable Carrboro Ordinance sections. <br /> Proposed grading would be needed for all streets and drainage <br /> facilities. Detailed stormwater calculations would be required to insure <br /> adequacy of the proposed facilities. <br /> All trees having a diameter greater than 18" would be required on <br /> the landscape plan. Clearing limit lines for the roads and drainage <br /> facilities would also be required. <br /> - Correspondence from the Army Corps of Engineers would be required <br /> for the construction work within the regulated 100 year floodplain (i.e. • <br /> either a permit or written verification that a permit will, not be needed <br /> for the work) . . <br /> - Septic field locations should be included on plans. This is of <br /> special concern on those lots in close proximity to the buffer area. <br /> Staff has additional concerns with some aspects of the subdivision <br /> desian. It is recommended that the southern connection af Oak Crest Dr- <br /> to Booth Rd. be relocated to the north to lessen the amount of paving <br /> and grading in the vicinity of the buffer area. An additional concern <br /> is the need for a second access for emergency vehicles to the northern <br /> end of the subdivision in the case that the only entranceway to the site <br /> becomes impassable. <br /> Per our conversation, the Carrboro Planning Board will be reviewing <br /> these plans on May 5 , and their comments will be forwarded to your <br /> office. <br /> 7p2171y,ii <br /> -teZ <br /> a.ke , Development Coordinator <br />
