" Clearing limits are defined by <br /> Section IV-B-8-b-2, which states ". . .existing trees <br /> may be removed only from designated street rights- <br /> of-way and utility and/or storm water drainage <br /> easements. " All other areas of the subdivision are <br /> covered by the required Tree Protection Areas. <br /> 4. Septic field locations should be included on the <br /> plans. <br /> The Board of County Commissioners has considered a <br /> policy regarding the indication of nitrification <br /> fields on subdivision plats; The Commissioners <br /> decided not to make this a requirement until <br /> additional information can be obtained on the costs <br /> • of implementing such apoliqy (refer to attached <br /> 3/18/88 letter from theTaunty Manager). <br /> 5. The Carrboro stream buffer area would be calculated <br /> with the following manner: 109: year floodplain <br /> boundary 50 ft. a distance,.;eoual to 4 x slope% <br /> x 100. <br /> - . Under Article 6.23 of the Orange County Zoning <br /> Ordinance, a similar formula is used to determine <br /> the stream buffer. <br /> S. Carrboro street specifications would require a 50 <br /> foot right-of-way with 20 feet of paving on the <br /> three cul-de-sacs and a 60 foot riot-it-of-way with <br /> 26 feet of paving for the entire length of Booth <br /> Road and Oak Crest Drive. <br /> All- roads built in the subdivision must meet NCDOT <br /> • construction standards which, according to Pat <br /> Ivey, Assistant District Engineer, will be '50 feet <br /> • of right-of-way with 18 feet of pavement. <br /> 7. Impervious surface limitations and density <br /> • requirements -could differ under our development <br /> . . <br /> standards in watershed_areas. <br /> The proposed plan meets the watershed protection <br /> standards set forth in the Orange County Zoning <br /> Ordinance. Carrboro requires an additional 20 foot <br /> setback from the stream buffer. Applicable sections <br /> from Carrborc,' s regulations are attached. <br /> 8. Proposed grading would be needed for all streets <br /> and drainage facilities. Detailed stormwater <br /> calculations would be required to to insure <br /> adequacy of the proposed facilities. <br />
