Preliminary Plats (50 Lots) II] Li I 1 f- <br /> (1) Eagles Chase - Phase III <br /> (7 Lots - Hillsborough Township) <br /> Presentation by Eddie Kirk. <br /> This agenda item is for reconsideration of the <br /> preliminary plan for Phase Three Eagles Chase <br /> subdivision. <br /> The property is located in Hillsborough Township <br /> off ode Turner Road (SR 1130) . There are seven <br /> (7) lots proposed out of 21.71 acres. The <br /> average lot size will be 3.10 acres. ' Each lot <br /> will have frontage on Jacobs Trail. The road <br /> will be dedicated and constructed to NCDOT <br /> standards. The property is zoned Residential-1, <br /> and the Land Use Plan designation is Rural <br /> Residential. All lots are proposed to be served <br /> by individual wells and septic tanks. The, Rural <br /> Residential designation in the Land Use Plan <br /> indicates the area is suitable for low density <br /> • residential development that would not require <br /> urban-type services. <br /> The Planning Board discussed the proposal on <br /> April 18, 1988, and recommended that a 50-foot <br /> reserved right-of-way extending from the cul-de- <br /> sac to the southeast corner of the property be <br /> eliminated. The Planning Department recommends <br /> reconsideration of the action in light of a <br /> recently adopted department policy relating to <br /> stubouts and dedication of rights-of-way. <br /> The policy will require that a right-of-way be <br /> extended and dedicated to the public to the <br /> boundary of a subdivision when such an extension <br /> is justified. Future development potential and <br /> access to surrounding properties are used to <br /> determine if extension of right-of-way would <br /> provide a more efficient land development <br />
