Kirk responded a part of <br /> the Subdivision Regulations require that requests <br /> for review be sent to Soil Conservation Service. <br /> Collins also noted that the review was required <br /> since there had been problems experienced in <br /> installing foundations where soils had a very <br /> high shrink and swell potential. Needed <br /> information could be provided for the developer <br /> as well as the homeowner and builder. <br /> Pilkey expressed concern with the steep slopes in <br /> the building area. The slopes were explained. <br /> Jacobs expressed concern with unclear plats being <br /> provided by Alois Callemyn, the surveyor of the <br /> subdivision. <br /> VOTE: Unanimous. <br /> (3) Setter Run - Section Two <br /> Presentation by Marvin Collins. <br /> The 74.6 acre tract is located in northern Cheeks <br /> Township on the south side of Harmony Church Road <br /> (SR 1339) west of Efland-Cedar Grove Road (SR <br /> 1004) . The property is zoned Agricultural- <br /> Residential and Protected Watershed II (Upper <br /> Eno) . The Land Use Plan designation is also <br /> Agricultural-Residential. <br /> Section One of Setter Run consists of four (4) <br /> lots which were created through a minor <br /> subdivision in October, 1987. Ten (10) lots are <br /> proposed in Section Two which range in size from _ <br /> 2.86 acres to 18.1 acres <br /> and will have individual wells and septic tanks. <br /> The applicant has proposed a Class B private Road <br /> to access the ten lots as shown. The required <br /> private road justification is included in the <br /> agenda packet. Restrictive Covenants and a Road <br /> Maintenance Agreement have also been submitted. <br /> All applicable agencies have reviewed the <br /> preliminary plan. <br />
