CO i 2 <br /> 076 <br /> No zoning has been adopted in Cedar Grove Township. <br /> The Land Use Plan designation is Aricultural <br /> Residential . The minimum lot size required in <br /> unzoned townships is 40,000 sq. ft. <br /> The preliminary plan was originally reviewed by the <br /> Planning Board on March 16, 1987 . The Planning <br /> Board recommended approval with the following <br /> conditions : <br /> ( 1 ) Provide a notation on the final plat indicating <br /> restricted development potential if lots 17 and <br /> 18 prove unsuitable for septic systems; <br /> ( 2) The community association that will maintain <br /> the private streets in the subdivision should <br /> establish capital fund that will be sufficient <br /> to replace, in compliance with NCDOT guidelines <br /> ( minimum construction standards for bridges) , <br /> the bridge crossing the Eno River. <br /> Capitalization of this fund should be deter <br /> mined by a qualified engineer and should be <br /> based on the estimated replacement cost being <br /> available at the end of the present bridge' s <br /> remaining life span. <br /> (3) Meet with the Recreation and Parks Director <br /> regarding a voluntary donation of an easement <br /> in the 100 -year floodplain area adjacent to the <br /> Eno River; <br /> (4) Provide a 50 foot undisturbed buffer for lots <br /> with frontage on the floodplain area adjacent <br /> to Eno River and frontage on Lake Orange; <br /> (5) The Road Maintenance Agreement for the private <br /> roads in Eno River Estates should indicate that <br /> the roads will be maintained to State <br /> standards; and <br /> (6) Include the name of the owner and location of <br /> parcel 2.45. .3A, John W. Tolar, on the Final <br /> Plat. <br /> The County Manager, in making his recommendation to <br /> the Board of Commissioners, endorsed the Planning <br /> Board recommendation and recom mended adding the <br /> four following conditions: <br /> ( 1 ) The Road Maintenance Agreement for the private <br /> roads in Eno River Estates shall indicate that <br /> the roads will be maintained to State <br /> standards; <br /> (2) The plat shall include the name of the owner <br /> and location of parcel 2.45 . .3A, John W. Toler, <br /> on the final plat; <br />
