Seconded by <br /> Swann . <br /> Hubbard inquired about the amount of drainage <br /> into Lake Orange. Szymik responded that the <br /> proposed extension of Lake Orange Road follows <br /> the ridge line. The property passes over the <br /> ridge line in the northeastern corner of the <br /> property which drains into Lake Orange. The <br /> remainder drains westward into a small stream <br /> which empties into the Eno River Just below the <br /> dam. <br /> Pilkey asked about access for adjoining property . <br /> Szymik responded the possibility of requiring a <br /> stubout to the property to the west ( a one- <br /> hundred acre tract) , which is separated from the <br /> State Road by another large tract of land ( 48 <br /> acres ) , was discussed but the Planning Staff <br /> decided against a requirement which might <br /> encourage further development. <br /> Margison expressed a concern that this would be <br /> another area of pollution for a water supply <br /> watershed . Best responded that the lots are <br /> larger than two-acres and the requirement now is <br /> only 40,000 square feet; thus, he felt there is <br /> sufficient open space to address Margison ' s <br /> concern . <br /> Collins clarified that after..p-emov i ng the flood- <br /> plain areas, there is sufficient buildable area <br /> to meet all setback requirements for the home and <br /> to install the septic system. <br /> Hubbard commented the large lot sizes were nice <br /> but he felt it was still too critical an area to <br /> allow development where any drainage would go <br /> into Lake Orange. Collins indicated he felt this <br /> was not an area for concern as the lots at that <br /> particular point would most likely remain wooded <br /> and that small area would act as a buffer. <br /> Eddleman noted that he felt the Board must stay <br /> with the findings of fact and the requirements or <br /> be challenged . <br /> Marglson wished to add a fourth condition <br /> requiring that all lots fronting the lake and <br /> floodplain have at least a fifty foot buffer of <br /> existing vegetation . <br />
