4 <br /> VOTE: UNANIMOUS. <br /> 5. OUAILVIEW SUBDIVISION - PRELIMINARY. <br /> Greg Szymik presented for consideration the preliminary plan for <br /> Quailview Subdivision. The property is located in Chapel Hill Township on <br /> Bowden Road. Fourteen lots are proposed out of a 31.66 acre tract. A <br /> public road will be built to state standards. The property is zoned Rural <br /> Buffer and designated Rural Buffer and PW-II in the Joint Land Use Plan. <br /> Motion was made by Commissioner Carey, seconded by Commissioner <br /> Halkiotis to approve the preliminary plan with the conditions that (1) the <br /> area indicated on the preliminary plan to be dedicated to Orange County as <br /> recreation area be redrawn with a variable width so as to include all of <br /> the two islands shown on lots 104 and 106 and (2) that access to all lots <br /> in the subdivision be limited to Quailview Drive. <br /> VOTE: UNANIMOUS. <br /> 6. GATEMOORE SUBDIVISION - PRELIMINARY <br /> Greg Szymik presented for consideration the preliminary plan for <br /> Gatemoore Subdivision. Consideration of the plan was continued until this <br /> meeting to permit development of a policy regarding certification of <br /> improvements. The property is located in Hillsborough Township on the <br /> north side of Oakdale Drive. It is zoned R-15 in the Town of Hills- <br /> borough's jurisdiction. Public roads will be constructed to state <br /> standards. Thirty-seven (37) lots are proposed out of a 19.82 acre tract. <br /> Hillsborough water and sewer is proposed for the tract. The Land Use Plan <br /> designation is 10 year transition. <br /> Motion was made by Commissioner Hartwell, seconded by <br /> Commissioner Carey to approve the preliminary plan for Gatemoore Subdivi- <br /> sion subject to nine conditions as listed below: <br /> (1) Water and sewer must be available to the site. <br /> (2) Utilities be placed underground consistent with Section <br /> 5. 14 and 5. 15 of the Zoning Ordinance. <br /> (3) Maintenance of the sewer pump station to be as required by <br /> the Town of Hillsborough. <br /> (4) A voluntary annexation petition is to be filed with the <br /> Town of Hillsborough. <br /> (5) The Final Plat be sent to the Hillsborough Planning Board <br /> for their review. <br /> (6) A chain link fence be erected around the Wet Pond for <br /> safety of youngsters. <br /> (7) The common Area/Stream Buffer, including the Wet Pond and <br /> surrounding fence, shall be designated as a lot on the <br /> final subdivision plat. The area of the lot shall be <br /> indicated, and provision shall be made for the maintenance <br /> of the tract and facilities located thereon through an <br /> approved homeowners association as required by Section V of <br /> the Subdivision Regulations. <br /> (8) Construct a 12 ' x 150' right turn taper in Phase I on SR <br /> 1133, Oakdale Drive. <br /> (9) Construct a left turn lane on SR 1133, Oakdale Drive for <br /> Phase I. <br /> VOTE: UNANIMOUS. <br /> 7. ZONING ORDINANCE AMENDMENT - ARTICLE 5. 1. 1 <br /> (Schedule for Residential Development) <br /> Marvin Collins presented for consideration a revision to Article <br /> 5. 1. 1 of the Zoning Ordinance which added the required minimum recreation <br /> space ratios for Planned Development-Mobile Home Parks to the schedule for <br /> residential development, single and two family, multifamily, residential <br />
