ENO RIVER ESTATES - PRELIMINARY PLAN <br /> Planner Greg Szymik presented for consideration the preliminary <br /> plan for Eno River Estates. The property is located in Cedar Grove Town- <br /> ship extending from Lake Orange Road. Twenty-seven lots are proposed out <br /> of approximately 81 acres. The Planning Board recommended approval <br /> subject to three conditions. <br /> Motion was made by Commissioner Hartwell, seconded by Commis- <br /> sioner Carey to approve the preliminary plan subject to three conditions: <br /> (1) Provide a notation on the Final Plat indicating restricted <br /> development potential if lots 17 and 18 prove unsuitable <br /> for septic systems. <br /> (2) Meet with the Recreation and Parks Director regarding a <br /> voluntary donation of an easement in the 100-year flood- <br /> plain area adjacent to the Eno River. <br /> (3) Construction of all roads in the subdivision and upgrading <br /> Lake Orange Road from the end of State maintenance to the <br /> subdivision, including the Eno River bridge, to NCDOT <br /> standards as proposed by the applicant. <br /> VOTE: UNANIMOUS. <br /> 3 . SUBDIVISION OF LOT 101 OF PROPERTY OF MARGARET YOST - PRELIMI- <br /> NARY PLAN <br /> Greg Szymik presented for consideration the preliminary plan for <br /> the subdivision of Lot 101 of the Margaret Yost property. The property is <br /> located in Eno Township off Piney Grove Church Road, south of U.S. 70 and <br /> adjacent to Interstate 85. The subdivider is proposing four new lots from <br /> lot 101 which has a total acreage of 10. 01 acres. The property is zoned <br /> Residential-1/MTC. The Land Use Plan designation is Rural Residential. <br /> Motion was made by Commissioner Hartwell, seconded by Commiss- <br /> ioner Carey to approve the preliminary plan with the addition of a Type F <br /> (100' ) Buffer along the southern property line adjacent to Interstate 85. <br /> VOTE: UNANIMOUS. <br /> 4. SUBDIVISION OF H. EDWARD WRIGHT PROPERTY -- PRELIMINARY PLAN <br /> Emily Crudup presented for consideration the preliminary plan <br /> for the subdivision of Edward Wright property. The property is located in <br /> Chapel Hill Township on the south side of Cheyenne Drive west of NC 86. <br /> Two lots are proposed out of 6.8 acres. The property is zoned Rural <br /> Buffer and designated as Rural Residential on the JPA Land Use Plan. <br /> Motion was made by Commissioner Hartwell, seconded by Commis- <br /> sioner Carey to approve the preliminary plan with the submission of pay- <br /> ment-in-lieu of dedication of recreation/open space in the amount of $334. <br />
