Hermon Church Road ( SR <br /> 1812) . The proposed Planned Development - Mobile Home Park <br /> would be an expansion of the existing park, involving the <br /> addition of 25 mobile home spaces to 43 existing units. The <br /> tract on which the park addition is to be located consists <br /> of 25 acres west of and adjacent to the existing park . <br /> The property is currently zoned Residential -1 ( R-1 ) and is <br /> designated Rural Residential in the Land Use Plan. The <br /> property is also located in the Major Transportation <br /> Corridor (MTC) adjacent to 1 -85 . The requested designation <br /> is PD-MHP-R-1 which requires the approval of a Special Use <br /> Permit and compliance with specific development standards <br /> for mobile home parks and planned developments in general . <br /> The application is the first to be considered which employs <br /> the new mobile home park standards adopted in March, 1987 . <br /> Article 8.2.2 of the Zoning Ordinance states that where a <br /> preponderance of evidence indicates compliance with the <br /> general standards, specific rules governing the specific <br /> use, and that the use complies with all required regulations <br /> and standards, the application must be approved unless it is <br />
