' <br /> /ol a♦ <br /> RECO I ' `DATION <br /> GATEMORE MAJOR SUBDIVISION <br /> The proposed Gatemore Major Subdivision (tax map 44.A. 1, 2, 3) <br /> currently consists of 44 lots at 15, 000 square feet each. <br /> The property is zoned R-15. There are 4 new <br /> public <br /> proposed. The property has the potential to beserved by water <br /> and sewer service from the Town of Hillsborough but reviews and <br /> several approvals are necessary before that could be accomplished. <br /> The following is the recommendation from the Planning Board and <br /> Planning Director on the Gatemore Subdivision. <br /> 1. Water and sewer service must be available to the site. <br /> The Town of Hillsborough will not commit to providing this <br /> service until the following has transpired: <br /> -•• Plans submitted by the developer to our Town Engineer, <br /> Ray Hamilton. The plans would have to meet with his <br /> approval, his recommendations would be reviewed and need <br /> to obtain favorable approval from the Town Board, then <br /> the State of North Carolina would have to act favorably <br /> on the plans. <br /> - The developer would have to execute their water and <br /> sewer extension in conformance to any standards set by the <br /> above parties , execute the necessary documents and pay <br /> the Town Engineer a fee. (See letter from Engineer of <br /> 9/4/86 for possible requirements) . <br /> 2. Department of Transportation final approval is needed in•conformance with the 11/7/86 letter. <br /> 3. Approval of Orange County's Soil and Erosion Control Officer <br /> as to the treatment of the intermittent stream,,k7 runoff, <br /> and other requirements. <br /> .4. Utilities be placed underground consistent with Section 5. 14 <br /> and 5. 15 of the Zoning Ordinance. <br /> 5. Maintenance of the sewer <br /> Town of Hillsboro h, pump station to be as required by the <br /> Developer will be requited to pay a <br /> perpetual maintenance fee to cover the costs of maintenance and <br /> operation', execute documents and other requirements as may be <br /> set by the Town Boa--d <br />
