DaaEL <br /> 8 <br /> two islands that are in lots 104 and 106 . 4 <br /> 1 <br /> Forrest Heath, developer, stated that the recrea- <br /> tion areas shown on the plat exceeds the ordinance <br /> requirement for recreation. Therefore, he did not <br /> agree with the condition for a public pedestrian <br /> easement. He noted there was only one island and <br /> this became an " island" only in rainy weather as <br /> the branches around the " island" were simply <br /> drainage ditches. <br /> Collins noted that if the land is taken out of the <br /> island, the two-acre minimum lot size requirement <br /> cannot be met. The only reason a pedestrian <br /> easement was recommended is that it would be <br /> dedicated as a public area without taking the land <br /> out of the lots and thus decrease the lot size. <br /> MOTION: Yuhasz moved approval subject to a substitute <br /> condition that the width of the recreation area be <br /> reduced sufficiently to allow all of the islands to <br /> be included within the appropriate area and that <br /> all lots access to the proposed public road. <br /> Seconded by Eddleman. <br /> VOTE: Unanimous . <br /> f . Gatemoore - Preliminary <br /> ( Hillsborough Township) <br /> Presentation by Eddie Kirk . <br /> Consideration of the Plan was continued until this <br /> meeting to permit development of a policy regarding <br /> certification of improvements. The proposed policy <br /> was recommended for approval by the Planning Board <br /> at its June 9, 1987 meeting. The Board of <br /> Commissioners will consider the policy at its June <br /> 16, 1987 meeting. <br /> The property is located in Hillsborough Township on <br /> the north side of Oakdale Drive ( SR 1133) . It is <br /> zoned R-15 in the Town of Hillsborough ' s <br /> jurisdiction. The owner is proposing public roads <br /> to be constructed to state standards. <br /> There are thirty-seven ( 37) lots proposed out of a <br /> 19 .82 acre tract. Each lot is 15,000 sq. ft. or <br /> larger. Hillsborough water and sewer is proposed <br /> for the tract. The Land Use Plan designation is 10 <br /> year transition for this area. <br /> A 1985 traffic count on Oakdale Drive indicated <br /> 1300 trips per day east of SR 1006 ( Orange Grove <br /> Road) . Using 9.51 trips per day per residence, an <br /> additional 352 trips per day would be generated on <br /> Oakdale Drive. All applicable agencies have <br />
