Quailview - Preliminary <br /> (Chapel Hill Township) <br /> Presentation by Eddie Kirk . <br /> The property is located in Chapel Hill Township on <br /> Bowden Road ( SR 1946) . It is a 31 .66 acre tract <br /> with 14 lots proposed. The average lot size is <br /> 2. 05 acres. The developer proposes a public road <br /> (Quailview Road) built to state standards. The <br /> property is zoned Rural Buffer and designated Rural <br /> Buffer and PW- II in the Joint Land Use Plan. <br /> All applicable agencies have reviewed the <br /> application. The Recreation Department is <br /> recommending pedestrian access from Quailview Road <br /> to the proposed greenway. Due to the steep slopes <br /> between the proposed Quailview Road and the creek, <br /> and accessibility to the greenway by-way-of SR <br /> 1946, the Planning Staff recommend against the <br /> provision of the pedestrian access easement. <br /> The Planning Staff recommends approval subject to <br /> the following condition: <br /> - In addition to the dedication of the denoted <br /> "recreation areas" the provision for a public <br /> pedestrian easement on those areas within the <br />
