This tract is also <br /> part of Section 5 in Acres of New Hope. The property is <br /> zoned Rural Buffer, and designated as Rural Residential on <br /> the JPA Land Use Plan. <br /> The total acreage of the tract is 6. 8 acres. The applicant <br /> has proposed to divide this tract into a 2.0 acre lot and a <br /> 4.8 acre lot. Both lots are served by Cheyenne Drive which <br /> has been identified as a pre-existing public road . <br /> All appropriate agencies have reviewed and commented on the <br /> proposed subdivision. <br /> The Planning Board recommends approval of the preliminary <br /> plan with the submission of payment- in- lieu of dedication of <br /> recreation/open space for the amount of $334. <br /> RECOMMENDATION: The Manager recommends approval of the preliminary plan as <br /> recommended by the Planning Board. <br />
