£ M If <br /> 5 <br /> Presentation by Greg Szymik . 091 <br /> The property is located in Eno Township off Piney <br /> Grove Church Road ( SR 1711 ) , south of U. S. 70 and <br /> adjacent to Interstate 85 . A minor subdivision <br /> approved earlier this year created lots 101 , 102-A <br /> and 102-B. The subdivider is proposing four new <br /> lots from lot 101 which has a total acreage of <br /> 10 .01 acres. The average lot size is approximately <br /> 2.5 acres. These lots will be served by a Class B <br /> private road. <br /> The property is zoned Residential -1/MTC. The land <br /> use plan designation is Rural Residential . <br /> All applicable agencies have reviewed and commented <br /> on the proposed subdivision. <br /> The Planning Staff recommends approval of the <br /> preliminary plan with the addition of a Type F <br /> ( 1001 ) Buffer along the southern property line <br /> adjacent to Interstate 85 . <br /> Jacobs inquired about restrictive covenants on the <br /> 10+ acre lots adjacent to this subdivision. Szymik <br /> responded this was not known. <br /> Pilkey asked if there were plans to bring Seven <br /> Springs Road through this property. Szymik <br /> responded there were no such plans at present but <br /> that land was being reserved on the plat for an <br /> easement if that should become a possibility. <br /> Jacobs noted that there were three 10 .01 acre lots <br /> and as a matter of information, he felt it was <br /> important to know if there were restrictive <br /> covenants regarding future subdivision before final <br /> approval . <br /> MOTION: Best moved approval with the Staff condition <br /> regarding Type F buffer. Seconded by Eddleman. <br /> VOTE: 7 in favor. <br /> 1 abstained (Yuhasz -- due to professional conflict <br /> of interest) . <br /> c. H. Edward Wright - Preliminary <br /> (Chapel Hill Township) <br /> Presentation by Greg Szymik. <br /> The property is located in Chapel Hill Township on <br /> the south side of Cheyenne Drive west of NC 86 . <br /> This tract is also part of Section 5 in Acres of <br /> New Hope. The property is zoned Rural Buffer, and <br /> designated as Rural Residential on the JPA Land Use <br /> Plan. <br />
