16 <br /> through the use of three principal land use categories: Primary <br /> Development, Secondary Development, and Open Space <br /> Areas. <br /> Primary Development Areas. Primary Development Areas <br /> are intended to accommodate the full range of light industrial, <br /> distribution,retail,office, and service uses. To assure that land <br /> for such development is available in the future, residential <br /> uses, other than those presently existing,are not allowed. <br /> Uses permitted in Primary as well as Secondary Development <br /> Areas are identified in the following section, 2.2 - Permitted <br /> Uses. <br /> Secondary Development Areas. Secondary Development <br /> Areas are intended to provide a "step-down"or land use <br /> buffer between Primary Development Areas and residentially <br /> zoned or developed properties.Within these areas, only a <br /> limited number of residential and office uses are allowed. <br /> Where residential development is contemplated, moderate <br /> densities ranging from two to four dwelling units per acre are <br /> permitted. <br /> In some instances, specific densities have been identified <br /> to assure that the proper "step-down" is provided <br /> between existing residential development and more <br /> intensive uses.As an example, an R-2 designation or <br /> density limit of two dwelling units per acre has been <br /> assigned to land adjacent to the Stagecoach Run <br /> Subdivision where lot sizes of one-and-one-half acres <br /> are common. <br /> In the case of the I-40/01d NC 86 District,the Secondary <br /> Development Area has been divided into "Secondary I" <br /> and "Secondary II" areas. The Secondary I portion has <br /> the same features as described above; e.g., limited <br /> residential and office uses,and specific density limits. In <br /> the Secondary II area,the range of permitted uses is <br /> similar to that of the Primary Development Area,, with <br /> only :tail uses being limited.
