Mebane - 227-2031 <br /> Chapel Hill - 967-9251 <br /> PURPOSE: Consideration of the Preliminary Plan for Hardscrabble <br /> Phase III Section I. <br /> BACKGROUND: The property is located along the Orange/Durham County <br /> line just north of St. Mary's Road (SR 1002) in Eno <br /> Township. Access to the property is from Durham County <br /> through Berwick Place which is a road in Phase II of <br /> Hardscrabble. Approximately 29.73 acres in Orange <br /> County are proposed to be developed in this section <br /> with 12 .09 acres in open space. Fourteen (14) lots are <br /> proposed with lots from 1. 001 to 1.89 acres in size. <br /> The property is zoned Agricultural Residential and <br /> Protected Watershed. It is designated Agricultural <br /> Residential and Protected Watershed in the <br /> Comprehensive Plan. Public roads are proposed to serve <br /> the subdivision. A 150-foot stream buffer is proposed <br /> with the most of the buffer in open space. <br /> Lots will be served by community water and individual <br /> septic tanks. All lots will receive access from the <br /> internal subdivision roads. The preliminary plan for <br /> Phase II of Hardscrabble has been approved by the <br /> Durham Development Review Board and the Durham County <br /> Commissioners. <br />
