Access to the property is from <br /> Durham County through Berwick Place which is a <br /> road in Phase II of Hardscrabble. Approximately <br /> 29.73 acres in Orange County are proposed to be <br /> developed in this section with 12.09 acres in <br /> open space. Fourteen ( 14) lots are proposed with <br /> lots from 1.001 to 1.89 acres in size. <br /> The property is zoned Agricultural Residential <br /> and Protected Watershed. It is designated <br /> Agricultural Residential and Protected Watershed <br /> in the Comprehensive Plan. Public roads are <br /> proposed to serve the subdivision. A 150-foot <br /> stream buffer is proposed with the most of the <br /> buffer in open space. <br /> Lots will be served by community water and <br /> individual septic tanks.
