The tract size is <br /> fifty-five (55) acres with thirty nine (39) lots <br /> proposed. Lot sizes are all approximately one acre in <br /> size except for one lot that is one and a half (1. 5) <br /> acres and one lot that is 4. 0 acres. <br /> The property is zoned R-1 and PW-II. It is designated <br /> Rural Residential and Protected Watershed in the <br /> Comprehensive Plan. Public roads are proposed to serve <br /> the subdivision with stubouts proposed to the north and <br /> east of the property. The entrance to the subdivision <br /> is on Poplar Drive which is a platted right-of-way that <br /> has never been constructed. All lots would receive <br /> access from the subdivision roads except possibly lot <br /> one which has minimal frontage on Poplar Drive. A 1992 <br /> traffic count on High Rock Road indicated 170 trips per <br /> day. The subdivision will be served by individual <br /> wells and septic tanks. <br />
