3 <br /> C. Land Use Buffers and Landscaping <br /> 1. Trees shall be preserved as indicated on the approved landscape plan, and <br /> must be inspected and approved by the Planning and Inspections Department. <br /> 2. Provisions for protection of existing trees as shown on the approved landscape <br /> plan shall be included in a document describing development restrictions and <br /> requirements to be prepared by Planning Staff and recorded concurrently with <br /> the Final Plat. <br /> 3. A Type D Land Use Buffer 50 feet in width shall be provided along the edge <br /> of the power line right-of-way, and adjacent to the western boundary of lot 13. <br /> A Type A Land Use Buffer 30 feet in width shall be provided along the new <br /> edge of the right-of-way for SR 1710 and SR 1709. The buffers shall provide <br /> sufficient vegetation to meet the standards of Section IV-B-8-e of the <br /> Subdivision Regulations. Said buffers shall be so noted on the plat, and <br /> described in a document describing development restrictions and requirements <br /> to be prepared by Planning Staff and recorded concurrently with the Final <br /> Plat. <br /> 4. Small trees and vegetation shall be removed from the top and back slope of the <br /> dam. Dead trees and stumps should be removed and stump excavations <br /> backfilled with solid structural fill. <br /> D. Drainage <br /> 1. Indicate a 50-foot drainage easement (25 feet each side) along the drainage <br /> way crossing lots 1 and 12. Locate additional drainage easements as required <br /> following review and approval of the Erosion Control Plan. <br /> 2. Dam Improvements and Maintenance. <br /> a. Initial improvements and repairs to the dam shall be the responsibility of <br /> the developer. The following steps shall be undertaken and completed <br /> prior to Final Plat approval to insure the safe condition of the dam. The <br /> steps listed below are described in detail in the report dated February 9, <br /> 1994, prepared by Civil Consultants, Inc. <br /> OR <br /> Submit plans and a cost estimate for dam improvements each prepared by <br /> licensed engineer. Provide a letter of credit, escrow agreement, or bond <br /> for 110% of the cost of improvements and repairs to the dam (listed <br /> below).
