It is zoned Residential-1 <br /> with an overlay district of Major Transportation <br /> Corridor, and designated as Twenty-Year Transition in <br /> the Land Use Element of the Comprehensive Plan for <br /> Orange County. <br /> Land uses in the area include mobile home parks, a <br /> residential subdivision, and a concrete plant. The <br /> 1991 traffic count for Lawrence Road was 1300 trips <br /> per day and for Old NC 10 was 2900 trips per day near <br /> the intersection with NC Highway 86. <br /> The total acreage of the tract is 36.8 acres. Two <br /> intermittent streams flow under Interstate 85 into a <br /> 5.63-acre lake which includes a colony of beavers. <br /> The lake and the beaver pond are contained within 8. 8 <br /> acres of common space to be dedicated to a homeowners <br /> association. A 20-foot private pedestrian access <br /> easement provides access to the common area from <br /> Rhine Road, the proposed subdivision road. <br /> The stream flowing out of the lake becomes Stony <br />
