ODat.k7J.7.t.: Jim Polatty <br /> Tax -Map, Plat, Planning <br /> Board Minutes Phor,t Nuct-.. .: 732-8181 Ext. 342 . <br /> PURPOSE: To reconsider a revised preliminary plan to subdivide seven lats., <br /> The County Commissioners requested the Planning Board consider <br /> alternatives to increase traffic safety. <br /> MED: Property is located in Hillsborough Township on Dimmocks Mill Road and <br /> Grady Brown School Road All lots will have direct access on to state <br /> raods. The proposed lot size meets the minimum standards of the <br /> Zoning Ordinance and Subdivision Regulations. This tract is designated <br /> rural residential in the Land Use Plan; it is also within the Upper Eno <br /> Watershed. The first section of Seven Mile Falls contained 7 <br /> lots. , <br /> The Planning Staff recommended approval on November 16, 1981 <br /> with four diveways instead of the original six, two of these <br /> being joint driveways. - <br /> . _ <br /> _Planning Board recommends approval of the preliminary plan -date .. <br /> 9-3-81 as revised. <br /> MN:PACT; The proposal meets the existing standards for lot size. The tract <br /> does however lie in the Upper Eno Watershed. There is the possibility <br /> of adverse impacts on water quality. <br /> Approval of the request as drawn could have long term impacts on water <br /> quality. <br /> Increasing lot size may mitigate somewhat these impacts. <br /> Deferral of action until Water Task Force Report can be considered would <br /> protect water quality. <br /> The request could be denied based on the location of the tract in the <br /> watershed, <br /> RECOMMENDATION(s) : The Planning Staff and Planning Board recommend <br /> approval with two joint driveways for a total of <br /> four driveways. <br /> 1 <br />
