5. Reservations in Owners. Furnish the COUNTY, if requested by the COUNTY <br /> the APPROTAITTsi575Te7577517value of any right or interest proposed to be <br /> reserved by the owner in a property appraised by the APPRAISER, including such <br /> reservations as mineral rights, an easement for access to other property of the <br /> owner, the right to continue occupancy for an extended period after the COUNTY <br /> acquired the property, or the right to remove any building, structure, fixture, <br /> or other improvement, or a part thereof, at the owner's expense and without cost <br /> to the COUNTY, The compensation to be paid to the APPRAISER for furnisning any <br /> such valuations, and such data and analyses as may be required to support the <br /> valuations shall be determined, as applicable, in accordance with the provisions <br /> of SECTION VI. <br /> 7. Retention of Appraisal Records. Retain a copy of each appraisal report <br /> and all notes and records germane to the appraisal for three years after delivering <br /> the appraisal report to the COUNTY or until the property is acquired by the COUNTY <br /> or its proposed acquisition of the property is abandoned, whichever is the later. <br /> 8. Consultation with COUNTY. Advise and consult with the COUNTY and its <br /> legal counsel regarding services performed and to be performed by the APPRAISER <br /> and the real property acquisition aspects of the COUNTY plan and programs as related <br /> to the properties involved in this agreement, at such time or times as may be <br /> mutually convenient for the parties to this agreement, without additional charge <br /> to the Agency. The APPRAISER shall initiate such consultations whenever he is <br /> in doubt as to whether an element of property is real or personal property or <br /> needs legal advice on any aspect of the appraisals to be furnished under this <br /> agreement. There shall be no charge by any party for such consultations except <br /> as may be outlined in SECTION VI. <br /> SECTION IV <br /> CONTENTS OF APPRAISAL REPORTS <br /> Each appraisal report to be furnished by the APPRAISER under this agreement <br /> shall contain certain information and the APPRAISER'S conclusions and opinions, <br /> together with the data and analyses by which they were derived, as set forth <br /> below. A separate report shall be submitted for each parcel. However, if more <br /> than one parcel is to be appraised, all general data may be included in <br /> separate data volume that is referenced in the separate appraisal reports on the <br /> individual parcels. The appraisal reports on each parcel shall include the <br /> following: <br /> 1, Appraisal Summary. A cover sheet headed 'Appraisal Report for the <br /> County of Orange, North Carolina - Community Development Program, that <br /> provides the following: <br /> a. Project name and number. (To be provided by County). <br /> b. Date of report. <br /> c, Parcel number, address of the property, brief identification of the <br /> interest in the property appraised, ana the name of the owner or owners. <br /> d. Date or dates of the APPRAISER'S insoection of the property with the <br /> owner, owners, or the owner's designated representativie, including the <br /> name of each owner er representative of an owner wno accompanied the <br /> APPRAISER during his inspection and the interest held in the property <br /> or representative capacity of each such oerson. Identify any cwners <br /> of a compensable interest in the property, who were not present or <br /> represented during the kPPRA1SER'S inspection, including identification <br /> of the interest in the property neld by each such owner. For each <br /> represented owner, include in the narrative eortion ef the appraise <br /> report the evidence of notification required by SECTION !II of tnis <br /> agreement ana any further explanation deemed appropriate, <br /> e. The APPRAISER'S estimate of the fair market value of the prooerty and <br /> the fair market ialue of the same interest in the -.and, if vacant.. <br /> f, Any other fact or eenclusion from the APPRAISER'S report enich the <br /> COUNTY requests the APPRAISER :o incluoe on the summary page. <br /> -4- <br />
