The preparation and examination of searches of title, and furnishing <br /> preliminary certificates of title in duplicate with respect to each <br /> parcel of land, showing the condition of the title thereto as of a <br /> date subsequent to the date of acceptance of this offer, including <br /> therein information as to all liens and encumbrances thereon and any <br /> defects in or exceptions to such title and will also furnish the <br /> names and addresses, so far _asInown to the Attorney or disclosed of <br /> records, of all persons or parties owning or claiming, or who may <br /> own or claim, an interest in or to such parcel , and the nature of <br /> such interest, and the names and addresses of all the persons 6; <br /> parties in possession or occupancy thereof and the rights which' <br /> they have or claim. <br /> Stage II: Closing Purchases, Final Certificate of*Title, and <br /> Condemnation Proceedings. <br /> Upon receipt of a Notice to Proceed from the Agency, the Attorney <br /> will perform the following services and be responsible for the <br /> following title work: <br /> (a) Attend to all details necessary to procuring of <br /> good title, preparation of settlement sheets, <br /> closing purchases with each individual property <br /> owner, recording of all necessary papers and <br /> documents, and curing defects in title. <br /> (b) Within one year from the date of the original <br /> Certificates, at the request of the Agency, <br /> make continuations of its examinations of the <br /> title with respect-to each such parcel and <br /> will furnish written supplemental reports of title in <br /> triplicate continuing such original Certificates <br /> to later dates. <br /> (c) Upon notification by the Agency, make the necessary <br /> preparation of petitions and prosecution to completion <br /> of all condemnation proceedings which may be necessary _ <br /> in connection with the acquisition of the parcels of <br /> land described herein. <br /> (d) Upon the completion of the acquisition of the above <br /> described area by the Agency, the Attorney will , if <br /> requested by the Agency, furnish a final Certificate <br /> of Title in triplicate with respect to the entire area. <br /> 3. Additional Parcels. If the Agency desires to include <br /> additiona parcels, the Attorney will , if requested by the Agency, in <br /> writing prior to completion of work hereunder, perform the same services <br /> as herein set forth in connection with such additional parcels at the <br /> same rate per parcel and otherwise upon the same conditions as herein <br /> set forth. <br /> - 2 - <br />
