It <br /> was found that an error in pricing method was made on this appraisal. <br /> By correcting this error the value of the lot would be reduced from <br /> $47,520 to $42,689. I would also recommend that an additional 5% <br /> adjustment be given this lot for topography. Mr. Hurow's lot has a <br /> drainage problem in front of his house. A ditch has had to be dug <br /> to take care of this problem and one would conclude that this lot <br /> is not as desirable as another lot in the neighborhood without this <br /> problem. <br /> Impact: By correcting this error and giving a 5.;; topography adjustment <br /> the value of this lot would be $40,554 giving a total value <br /> to house and lot of $124,020. <br /> -27 <br />
