Also, a 16 acre tract has been taken for <br /> the proposed /740. 1-85 serves as the northern property boundary, and proposed <br /> 1-40 serves the western'property boundary. Thirteen mobile home spaces <br /> will be 30 feet wide and 66 spaces will be 40 feet wide. All traffic will <br /> enter onto Orange Grove Road. Traffic generation will be approximately <br /> 632 trips Per day (B trips per dwelling) . Parking will be on the 44 foot <br /> road treatment.. All mobile homes will be served by Hillsborough water <br /> and sewer, Two dumpsters will be provided. Hydrants will be provided. <br /> A landscaping plan is shown on the plat. Building separations are about <br /> -28-feet, which is less than the approximate 37 feet required for a 60 - <br /> foot long mobile home. The private road will be treated with an asphalt"' <br /> compound, A 20 foot x 40 foot pool, accessible only by walking, is show:- <br /> on the plat- Privacy for each unit is attempted through the building <br /> arrangement, building separation, landscaping plan, and mobile home space <br /> arrangement- <br /> . <br /> IMPACT: Approximately 79 mobile homes will be located on the tract as described <br /> above. A private paved road will be provided along with public water and <br /> sewer. All 632 traffic trips empty onto Orange Grove Road. Liveability <br /> recreation, floor area and open space ratios are as shown on the plat. <br /> Privacy for each unit is minimal due to building arrangement, minimal <br /> building setback, no screening or vegetation. 1-85 and proposed 1-40 <br /> will cause maximum noise impact upon the site. Internal and external <br /> screening is minimal. <br /> RECOMMENDAITON: Denial or reconsideration with major changes at a later <br /> date to increase each unit's privacy. <br />
