Jim <br /> Polatty and I have discussed this project at length and feel that it needs <br /> further work before it should be submitted to the Planning Board. The present <br /> scale of the drawings do not allow enough detail to be shown and will not display <br /> the project well in a public hearing. The scale of the plans should be 1"= 20' <br /> or at a minimum 1" = 40'. <br /> I would make reference to the letter of October 7, 1981 on Cates Farm for <br /> the format on required ratios, <br /> - Indicate the size of the swimming pool,it should be sized, for the E. <br /> number of residents. <br /> - Show the size and location of the bath house, any fencing and screening <br /> around it water line to the pool and water fountains. <br /> - Parking and vehicular access to the recreation area. Parking at one space <br /> per 140 square feet of pool area. <br /> - Road names on all roads with signs according to Orange County standards. <br /> (designated as private roads) <br /> - The building to building setbacks do not meet the standards of Article <br /> 6.12.3. <br /> - Soil erosion-sedimentation control plans/drainage plans need to be submittet <br /> - There needs to be more than two (2) dumpsters for the 86 proposed units. <br />
