All lots will have direct access on to state <br /> roads. The proposed lot size meets the minimum standards of the zoning <br /> Ordinance and Subdivision Regulations. This tract is designated rural <br /> residential in the Land Use Plan, it is also within the Upper Eno <br /> Water shed. <br /> LMoact: The proposal meets the existing standards for lot size. The tract <br /> does however lie in the Upper Eno Watershed.. There is the possibility <br /> of adverse impacts on water auality. <br /> Approval of the request as drawn could have long term impacts on water <br /> quality. <br /> Increasing lot size may mitigate sodewhat these impacts. <br /> Deferral of action until Water Task Force Report can be considered would <br /> protect water quality. <br /> The request could be denied based on the location of the tract in the <br /> watershed. <br /> Planning Board recommends approval. <br /> Recommendationfs) : Approval <br />
