Last year it was $8,500.* I have <br /> not been to the property for over a year, so perhaps there have been great <br /> improvements in the area. However, to the best of my IcloWledge, <br /> 1) the property cannot be reached except for a bulldozed dirt road, which <br /> is impassable during heavy rains or snows <br /> 2) the property has little of value on it, inasmuch as there were timber rights <br /> attached and the previous owner had all the good trees cut <br /> 3) the only structure on it is an old tobacco barn, which is small and when I <br /> last saw it not in too good shape <br /> 4) the property has no special natural features which make it especially <br /> valuable or desirable <br /> 5) the power company has right-of-way rights through it, so its ostensible <br /> value is reduced considerably in terms of what can be done with it. <br /> According ter-your proposed valuation, the property is worth about $1595 per acre. <br /> Considering the above information, which you probably didn't have when you made the <br /> evaluation, I think you'd agree that that particular property isn't worth anywhere <br /> near that much. <br /> With the additional information about the property to consider, I'd appreciate <br /> it if you would reconsider the evaluation and make a new appraisal. <br /> Thanks for your cooperation, <br /> Sincerely, <br /> Robert L, Hilliard <br /> *Has all real property in that area gone up 650%? <br />
