15 lk <br /> ! 4 a <br /> This district will usually be applied where the folloAng <br /> conditions exists: <br /> 1- Site is located outside the Chapel Hill Joint Planning Area, <br /> but within areas designated by the adopted Land Use Plan <br /> as;;Industrial Transition Activity Node. <br /> 2. Water and sewer mains exist at the site or be made available <br /> as part of the development process. <br /> 3. Access would consist of direct vehicular access to a street <br /> classified as either arterial or collector. Access to rail <br /> service is desirable but not required. <br /> 4.2.24 Agricultural Service (AS) District <br /> a) Intent <br /> The purpose of the Agricultural Service (AS) District is to <br /> provide sites in the rural portion of the County for rural <br /> non-farm, non-residential uses which support the horticultural, <br /> sylvicultural, and agricultural uses of the AR districts. <br /> b) Application Criteria <br /> This district will usually. be applied where the following <br /> conditions exist: <br /> 1. Site is within areas designated by the adopted Lend Use wan -- <br /> as Agricultural Residential. <br /> 2. Lot size for individual uses would be appropriate to the <br /> method of water supply and sewage disposal, <br /> 3. Normally, the maximum amount of land zoned. AS at any location <br /> shall not exceed ten acres. <br /> 4.2.25 Public Interest (PID) District <br /> a) Intent <br /> The purpose of Public Interest (PID) District is to nceserve, <br /> and protect certain public land and private educational lands, <br /> deemed environmentally sensitive and of major scientific re- <br /> search significance from the impaFts of development. In <br /> add- <br /> ition, these lands will be managed in ways that will prevent <br /> any intr.ntially generated adverse impacts from affecting <br /> surrounding property. <br /> b) Application Criteria <br /> This district will be applied to the following: <br /> 1. All Dulze rorest lands, the Eno River State Park, all Un;veL.- <br /> sity of North Carolina lands, and all other public or private <br /> educational lands deemed to be environmentally sen<,iti , and <br /> of major scientific or re:Icarch significance. <br /> !; , 4-10 <br />
