At $850.00/car, <br /> this comes to $141,950.00. <br /> Total basic development cost for this amount of floor area would <br /> ther-fore be tst'_mated at $2,641,950.00 for construction. Land- <br /> scaping and other needed expenses should be added to this figure. <br /> e. New Two Story Buildings - See Figure 1.03. <br /> The solid "building" outline in this diagram shows the general. <br /> size of building needed to provide equivalent amount of floor <br /> space possible in one-story scheme (50,000 sq. ft). We can assume <br /> costs (building and parking) would be the same. <br /> This leaves room on the site for an additional 12,000 sq. ft of <br /> floor space contained in a two story structure, plus the provision <br /> of additional 40 car spaces that would also be needed, The ad-, <br /> ditional costs, using the same unit figures would break down as <br /> follows: <br /> 1) 12,000 sf bldg @ $50.00/sf - $600,000.00 <br /> 40 car spaces @ $850.00/car $ 34,000.00 <br /> Total $634,000.00 <br /> 2) Total construction costs of 62,000 sq. ft of floor space <br /> housed in two-story buildings and 207 required parking <br /> spaces would be estimated at $3,275,950.00 <br /> f. An elevator will be needed for each two story building in order to <br /> meet N.C. Code requirements for access of handicapped persons. <br /> Ramped walkways can meet the access requirements where terrain and <br /> structural considerations permit. <br /> A multiple-story building releases some land for other uses, such <br /> as needed access, required services and open space, or perhaps <br /> for siting of additional buildings. However the requirements for <br /> parking become a limiting factor on the total amount of usable <br /> floor space that could be planned on the site economically. <br /> Desirable spatial arrangement and aesthetic considerations would <br /> not suggest development that fills the site with just buildings <br /> and parking lots. Some open areas around and between the buildings <br /> should be reserved for walkways and landscaped outdoor space. <br /> A two level building sited on a slope would allow on-grade access <br /> at both levels. (The existing OPC Clinic building is sited in this <br /> way.) This may eliminate the need for an elevator in some cases, <br /> but only if separate programs or services can be located on sepa- <br /> rate floors, and where no direct connection is needed between them. <br /> More detailed information about the nature and requirements of the <br /> proposed uses would be necessary before such alternatives could be <br /> realistically considered or proposed.
