One drawback to any wholesale rehabilitation of the Multipurpose <br /> Center is the need to provide temporary quarters for the programs <br /> currently occupying the space. <br /> Another is the fixed amount of floor space, which may not be ade- <br /> quate to house needed programs. Some of that could be remedied by <br /> small additions. See specific section on that topic. <br /> Such rehabilitation would entail essentially new plumbing, heating, air <br /> conditioning and electrical systems, new or restored interior finishes, <br /> new insulating windows and doors, and restoration of exterior features <br /> as needed, including new roofing. <br /> 2. Upgrade and Rehabilitate Existing Cafeteria Building - 2b60 sq. ft <br /> Proposed remodeling, repair, and upgrading to provide Day Hospital <br /> for Therapy and Adolescent Program in connection with Mental Health <br /> Center is expected to cost $80,000.00, or approximately $30.00/sq, ft, <br /> based on a comparable bid received in 1977, as an add alternate to <br /> OPC Mental Health Center Proposals, but was not awarded. The seem- <br /> ingly higher square foot cost stems from smaller size of project, <br /> where mechanical and electrical costs become disproportionately high- <br /> er to overall area. <br /> The project would include new electrical, plumbing, heating and air <br /> conditioning systems, new partitions, new insulating windows and doors, <br /> and needed exterior repairs. Essentially, the scope of work is to <br /> bring the building to "like new" condition. <br /> Parking for this facility has already been provided. <br /> 3. New Construction - Costs and Other Factors <br /> a. New office construction costs should be estimated in the range of <br /> $40.00 to $50.00 per sq. ft depending on structural complexity, <br /> finishes and interior arrangements. <br /> b. New parking facilities costs average $850.00 per parking space. <br /> (Figures based on current construction at the Northside site.) <br /> c. There is no significant difference in cost between a one story <br /> scheme and a two story scheme with an elevator. A 2500 lb. <br /> capacity hydraulic elevator may cost from $20,000.00 to $26,000.00. <br /> d. New One Story Buildings- See Figure 1.02. <br /> The maximum possible new one-story building area as shown on the <br /> site diagram, which meets zoning requirements, would be 50,000 sf. <br /> The limitations are derived from required parking to floor area <br /> ratio (1 car space/300 sf building). Applying the higher square <br /> foot building cost ($50.00/sf) the expected cost of structures <br /> would be $2,500,000.00. <br /> p. 7 of 12 p. <br />
