47q <br /> C. Codes and Regulations <br /> 1. Zoning <br /> Any development on this property falls under provisions of Special <br /> Use Regulations of Chapel iii ning Ordinance. <br /> a. Setbacks. Required Front Yards on McMasters St and on Caldwell <br /> St are 35 feet. Minimum side yards are 8 feet. <br /> b. Building Height. Maximum standard building height permitted is <br /> 35 feet and 21/2 stories. Building height may be increased to 45 <br /> feet maximum, or 344 stories, by provision of 5 feet additional <br /> front and side yards. <br /> c. Building Coverage. Building floor area is limited by height <br /> restrictions and required parking, subject to Special Use Permit <br /> approval. <br /> d. Required Parking.
