Existing Structures and Facilities <br /> 1, OPC Mental Health Center - 14,270 sq. ft <br /> Formerly classroom building, which had been severely damaged by fire, <br /> vandalism and neglect, it was recently restored and remodeled for <br /> mental health clinic and office use. The two-level, steel frame <br /> structure with masonry/glass exterior walls was completely refur- <br /> bished, including new plumbing, air conditioning and electrical sys- <br /> tems. Existing hot water, oil-fired heating was restored and up- <br /> graded. <br /> The building contains 48 offices, 6 therapy/conference rooms, 3 <br /> classroom spaces, plus waiting areas, circulation, staff lounge, <br /> toilets and other related spaces. <br /> 2. Existing Multipurpose Center - 10,200 sq. ft <br /> See Report by M. Ray Harden, Jr, P.E. for general description of <br /> existing structure, materials and conditions. <br /> The building is the remaining classroom wing of the original North- <br /> side School. It contains eight generous classroom spaces, two toilet <br /> rooms, six offices, and a wide connecting hallway the length of the <br /> building. <br /> _ - The building is now being used for various purposes by J.O.C.C.A. <br /> programs and services, and also houses a children's day care center. <br /> The present arrangement allows some flexibility in assigning areas <br /> for independent, diverse uses, but lacks any coherent sense of <br /> organization. The central hallways is an "under" used space, but a <br /> needed thoroughfare. <br /> As indicated in the Engineer's report, much basic maintenance and <br /> general repair work is needed, in addition to upgrading to meet cur- <br /> rent Code requirements. Specific internal re-arrangements may be <br /> needed to allow more versatile use. <br /> 3. Existing Cafeteria Building - 2660 sq. ft <br /> The existing building is exterior masonry bearing walls, wood frame <br /> roof structure, asphalt shingles, concrete slab on grade floor, indus- <br /> trial-type steel sash. The building finishes are run down, but <br /> structurally it appears sound. New electrical, plumbing, and heating <br /> will be required, as well as a new roof covering, insulating glass <br /> windows and other energy-saving measures such as wall insulation. <br /> The smaller size and fixed structural system limit somewhat the uses <br /> to which this building can be put. The contemplated remodeling to <br /> house OPC Mental Health Therapy Day Hospital and Adolescent Program <br /> is an appropriate and reasonable use, because of proximity to present <br /> clinic. <br /> p. 3 of 12 p, <br />
