Preliminary Plats (Total - 21 Lots) <br /> (1) Nash Street <br /> (9 lots - Town of Hillsborough) <br /> Presentation by Emily Crudup. <br /> This agenda item is for the consideration of <br /> the preliminary plan for Nash Street <br /> Subdivision, property of Marvin McPherson. <br /> The property is located in the Town of <br /> Hillsborough on the west side of North Nash <br /> Street (SR 1156) . The total acreage of the <br /> tract is 2 .8 acres. Nine (9) lots are proposed <br /> which average 10.826 square feet in size. <br /> Hillsborough zoning applicable to this site is <br /> Residential-10. Adjacent land uses are <br /> residential. The nine proposed lots will be <br /> served by a public road built to NCDOT <br /> standards and maintained by the Town. The <br /> Planning Department has received certification <br /> from the Town of Hillsborough that public water <br /> and sewer service is available to all nine <br /> lots. <br /> All appropriate agencies have reviewed the <br /> preliminary plan for Nash Street. The <br /> Hillsborough Township Advisory Council <br /> commented that sidewalks would be appropriate <br /> in this area of town. The TAC also expressed <br /> some concern with adequate sight distance at <br /> the entrance of Glovina Lane onto Nash Street. <br /> NC Department of Transportation responded that <br /> the sight distance is adequate for a 35 mile <br /> per hour zone. It was also determined by DOT <br /> that the offset between West Queen Street and <br /> Glovina Lane is acceptable since left turns <br /> onto either street will not interfere with each <br /> other. <br /> The Planning Staff has received verbal approval <br /> of the proposed subdivision from the Town of <br /> Hillsborough. <br /> The Planning Staff recommends approval of the <br /> preliminary plan for Nash Street subdivision. <br />
