The proposed development would consist of <br /> fourteen (14) residential lots which average 2.17 acres in <br /> size. Each of these lots will have individual wells and <br /> will be served by a common nitrification field for septic <br /> tank disposal. The current zoning is Rural Buffer and <br /> Protected Watershed II. The Land Use Plan designation is <br /> Rural Residential. <br /> The Recreation Director has recommended that payment-in-lieu <br /> be accepted rather than dedication of land. Based on 14 lots <br /> or housing units. the payment-in-lieu would be equivalent to <br /> $983. The Recreation Director has also recommended that the <br /> designated open space/nitrification field be maintained and <br /> operated by a homeowners association if exercise stations <br /> are to be installed. <br /> The proposed development is to be served by proposed public <br /> roads (McLennan' s Farm Road and George Poe Road) constructed <br /> to NCDOT standards.
