003 <br /> PUBLIC HEARING NOTICE PAGE 3 <br /> half mile south of the intersection with Old Greensboro <br /> Highway (SR 1005) . The property that would be rezoned <br /> is 37 acres of Lot 24 on Chapel Hill Township Tax Map <br /> 115 . The proposed development will consist of 14 <br /> residential building lots served by a community <br /> nitrification field. The proposed PD--H--RB will be <br /> developed in accordance with the RB Rural Buffer zoning <br /> district, PWII Protected Watershed zoning district, the <br /> requirements of the PD-H district, and the "Class A" <br /> Special Use Permit that would be required for the <br /> project. <br /> ORANGE CQUjTX ZONING ORDINANCE <br /> The proposed amendments to the Zoning Ordinance under con- <br /> sideration are as follows: <br /> 1 . Amend Article 6 .16 .6 REGULATIONS CONCERNING HOME <br /> OCCUPATIONS AS AN ACCESSORY USE to provide additional <br /> restrictions on home occupations permitted on smaller <br /> residential lots. A new paragraph will outline permit <br /> procedures for issuance of home occupation permits. <br /> 2. Create a new Article 13 TRAFFIC IMPACT STUDY that will <br /> require preparation of a traffic impact study for zoning <br /> changes. special use permits, and site plans that will <br /> result in development that will produce 800 or more <br /> trips per day. <br /> 3 . Create a new Article 6 .17 TRAFFIC IMPACT STUDY REQUIRED <br /> that will require preparation of a traffic impact study <br /> as outlined in Article 13 of the Zoning Ordinance before <br /> issuance of a zoning compliance permit. <br /> 4 . Renumber Article 8.8 a) 10) to Article 8.8 b) . Article <br /> 8.8 a) 11) to Article 8.8 c) . Article 8.8 a) 12) to <br /> Article 8.8 d) . No text change is proposed. These <br /> amendments are organizational changes needed to <br /> accommodate the following proposed amendment. <br /> 5 . Create a new Article 8.8 e) requiring preparation of a <br /> traffic impact study as required by Article 13 of the <br /> Zoning Ordinance as part of an application for a special <br /> use permit. <br /> 6 . Renumber Article 20 .3 .2 f) to Article 20 .3 .2 g) . No <br /> text change is proposed. This amendment is an <br /> organizational change needed to accommodate the <br /> following proposed amendment. <br /> 7 . Create a new Article 20.3 .2 g) requiring preparation of <br /> a traffic impact study as required by Article 13 of the <br /> Zoning Ordinance as part of an application for an <br /> amendment to the Zoning Atlas. <br />
