A finding of facts is necessary to grant a <br /> variance and requires practical difficulties and unnecessary <br /> hardships in developing the site that are unique and singular <br /> to the lot in question . <br /> 23 . WHAT LAND USE ORDINANCES CURRENTLY AFFECT CEDAR GROVE <br /> TOWNSHIP? <br /> There are four ; the Orange County Private Road <br /> Standards, which govern when and how non-state maintained <br /> roads for, subdivisions may be built; the Orange County Soil <br /> Erosion and Sedimentation Control Ordinance, which regulates <br /> grading, excavation , filling, and earth storage; the <br /> Subdivision Regulations, governing the dividing of land ; and <br /> the Flood Damage Prevention Ordinance, which regulates <br /> building in floodplains and streamways . <br /> 24 . WHAT EFFECT WILL ZONING HAVE ON HORSE OWNERSHIP? <br /> The private ownership of horses will not be affected by <br /> zoning. However, new commercially operated boarding stables <br /> would require a Special Use Permit. <br /> 25 . HOW DOES ZONING AFFECT FARMING? <br /> None whatsoever. State law exempts bonafide farms from <br /> zoning. <br /> 26 . HOW WILL ZONING AFFECT THE ISSUANCE OF BUILDING PERMITS? <br /> Dimensional requirements will have to be met before a <br /> permit can be issued . This includes minimum lot size, <br /> building heights and setbacks . The use must also be <br /> permitted in that particular district. <br /> For residential building permits, a plot plan which <br /> shows the property lines of the lot and how the proposed <br /> dwelling sits in relation to them is required . Also, a $10 <br /> zoning permit is required as part of the building permit <br /> process. <br />
